The final session of the IPD education series focuses on implementing IPD (actually, IPD-lite) in the public sector. Although regulations make it more challenging to implement IPD in the public sector, the ability to optimize value and sustainability is appealing to public agencies. David S. IPD Education Series: Structuring an IPD Project

The negotiation of an IPD agreement is actually the first collaborative act  of the project, so a team’s approach to it will be a preview of how the team will work together on the project. Here, Howard Ashcraft, LEED AP, FACCL, Hon. AIACC, walks through the critical steps of project setup. Howard describes a negotiation process of “deal first, language second”. The three parties need to first describe what they want to achieve and how they want to achieve it, and then use contract language to support that. One of the key conceptual components is to figure out the intersecting interests because the deal lives in that intersection.

In this session, Howard walks through the components that the team will work through: contract preference, shared contingency, project scope, decision making, setting targets, profit pool, Project Manual, including the BIM Execution Plan, etc. He has also written a whitepaper on how to negotiate an IPD agreement, which we have found to be a great resource for both explaining IPD and setting up the initial framework.

IPD Education Series: Project Delivery Comparison

Last week, we looked at the Definition and Overview of IPD. Some individuals, after hearing a little bit about IPD, start comparing it to “Ideal” Project Delivery (you know, the other IPD) and find flaws with it. No one (well, at least not Q5!) is saying that IPD is flawless, so it is helpful to compare it to our current practices, rather than Unrealistic Ideal Project Deliveries. The other thing to remember is that IPD is very customizable, so terms and conditions can be tweaked or improved to fit a particular team or project. Here, Lisa Dal Gallo, Counsel at Hanson Bridgett LLP, walks us through a brief comparison of IPD, Design-Build and GMP contracts.

IPD Education Series: Definition and Overview of IPD

Continuing from last week’s IPD Education Series on The Case for IPD, Howard Ashcraft, LEED AP, FACCL, Hon. AIACC, defines IPD and starts a discussion that is continued in future sessions. Howard is great at simplifying and clearly explaining the contractual provisions of IPD and this session is no exception. He defines IPD in a few ways, but the one that resonated the most with us is this:

IPD is a value-based, virtually organization that is [contractually] aligned to the project. We add the word contractually to his statement because (as he also mentions) without binding provisions, people fall back to their traditional behaviors. Within IPD, compensation is based on project outcomes. Howard defines a series of elements that are required for Pure IPD projects. The contract must build a Structure that organizes and supports the achievement of project outcomes. However, it isn’t enough to have a project structure; there needs to be a Mindshift within the organizations and individuals participating to be willing to collaboration. Catalysts are not theoretically required for IPD, but both BIM and Lean facilitate the process.

IPD Education Series: The Case for IPD

Hanson Bridgett LLP has put together a great 6-part video series on IPD in conjunction with the USGBC. For the next 6 weeks, we will walk through the series – sharing a session and our thoughts on the topic each week.

The first session introduces the case for IPD, citing the typical facts about our industry: negative impact on the environment, waste of our industry, lack of productivity, inability to meet project goals (schedule, budget or quality) and the costs of our industry’s transactions and handoffs. HansonBridgett believes that IPD is the solution to the industry’s issues. Although this session states it very ‘black & white’ as a solution, we at Q5 look at IPD as one part of a response to our industry’s dysfunction. We don’t (and no one really can) presume that IPD will solve all the problems of the industry, but it is certainly a much better alternative to what we have now. Since this isn’t even an introduction to IPD, only the case for IPD, it over simplifies some of the workflows with regard to BIM or sustainability, but that is to be expected in a 10 minute session.

Selecting IPD Team Members

One of the challenges that comes up initially in any IPD discussion is core team select. Here is what one owner is doing:

A number of builders and architects were selected to qualify for the project. Each are asked to put together a response to the RFQ that is 5 pages or less. The RFQ only contained questions. Sample questions from the builder RFQ are below:

Is your firm a builder first? How do you add value during space planning? What are three project mistakes you’ve made, how did you correct them and what lessons do you take from them?

From there, the owner will pick 8 builders and 8 architects, who will be put into a pool to select partners. Each team will then submit a joint RFP, answering another set of questions. The top three teams will participate in a 4 hour working session with the owner in lieu of a formal interview.

This is an interesting approach that private owners could look to as they embark on their own IPD projects.
