BIM Specified: Q5..or equal
As mentioned recently after the project award, we were selected to facilitate construction-BIM utilization for Pier A, a renovation project for Battery Park City Authority (BPCA). As our involvement in the project grows deeper and deeper, we have learned more about the client and their excitement about BIM.
BPCA was first educated on the benefits of BIM from H3 Hardy Collaboration Architecture, who began the project with a laser scan and conversion to BIM. With H3’s counsel, the owner focused on a few project-specific benefits:
- Coordination between existing building and new systems
- Improved implementation of design intent and maintenance of historic intent
- Coordination between new systems, expediting schedule
- Accurate as-built model, enabling future fitout and renovations
More important than the benefits of BIM, is how Pier A asked for BIM in a way to achieve the desired outcomes. H3 included a BIM requirement in specification section 013300-5 Submittals, requiring contractors and prime subcontractors to:
- prepare a BIM to a specific LOD
- perform clash detection and resolution
- extract coordination and shop drawings from the BIM.
Section 013300 also included required level of detail and reference to access to design BIMs
An interesting (and self-serving) note is how H3 specified the quality of work for BIM. Since most of the contractors bidding on the project were “deer in headlights” with regard to BIM, H3 instructed them to select a BIM Facilitator or Consultant to fulfill the requirements. To set the standard for completion of the work and indicate a preferred facilitator, H3 named Q5.
Q5 Awarded BIM Facilitation for Manhattan Restoration Project
Q5 was recently selected to facilitate the construction BIM utilization for Phase 3 of the Renovations and Rehabilitations of Pier A, located at North River Pier, New York, NY. Q5 will be working with Mc Gowan Builders and H3 Hardy Collaboration Architecture to deliver a cradle to cradle BIM implementation on this project.
The project specifications require specific BIM uses during construction, based on the a design-provided LD 300 Building Information Models. Mc Gowan Builders selected Q5 to implement the requirements: bring the BIMs up to LD 500, run a BIM-enabled coordination process, and turn over a Record BIM to the client, Battery Park City Authority.
Q5 Awarded VDC Services on Orleans Parish Criminal Sheriff’s Office
Q5 has been working with Woodward Design+Build for several months now, providing general consultation on Woodward’s VDC implementation. Woodward recently engaged Q5 to support the creation and use of BIMs on the Orleans Parish Criminal Sheriff’s Office. Woodward will also be using Q5′s input on the process for the project to inform and updates its current Revit standards.
The VDC for the project kicks off this week, with Q5 facilitating BIM Execution Planning at Woodward’s office in New Orleans, LA. Laura Handler, Director of Operations, and Pierce Reynoldson, Virtual Design & Construction Associate, will be blogging live from the kickoff this week, describing the BIM Execution Planning activities.
Coordination Requirements
Last fall, the BIMForum came out with a guide for MEP coordination requirements. The document is a clear starting point for the coordination efforts of any project. It was developed in collaboration between subcontractors, such as EMCOR, and builders, and the final document includes feedback from Q5.
Model Authoring
Q5 offers model authoring services, performing full 2D conversions or supplementing less-enabled team members. On a current project, we are working closely with the design and construction team to model and coordinate MEPFP systems, so that any steel penetrations are prefabricated.
